SIX NATIONS TINY HOMES

Six Nations Tiny Homes is Six Nations of the Grand River Development Corporation project that seeks to offer affordable, safe, secure, and accessible housing to the community we serve. The Tiny Homes are being designed and built by Six Nations community members for their own community.

The Tiny Homes team is currently taking orders for builds in 2024. Community members who have provided their contact information through our interest list have been contacted. All other Six Nations members who are interested and ready to purchase a home can now reach out to the Tiny Homes team.

For Six Nations members who are accessing the Six Nations Housing loan programs and are ready to purchase a tiny home, a pre-approved loan letter from Six Nations Housing can be used to initiate the purchase from SNGRDC. Tiny Homes are also available for private purchase for Six Nations members. A 50% deposit is required upon finalization of the sale agreement.

MODEL HOMES

Two model homes are currently available: a 480 square foot, 1-bedroom model; and a 960 square foot, 3-bedroom model. The tiny homes are designed to be purchased and placed on the buyer’s land. Click the images below to see the full info sheets for each model.

FREQUENTLY ASKED QUESTIONS

We currently have two models available for purchase:

Sparrow 480: 480 square feet with 1 bedroom and 1 bathroom

Heron 960: 960 square feet with 3 bedrooms and 1 bathroom

The starting price for the Sparrow 480 model (1 bed, 1 bath) is $115,000 plus delivery. The starting price for the Heron 960 model (3 bed, 1 bath) is $195,000 plus delivery.

Prices are subject to market fluctuations. Costs may vary depending on the customization options the buyer chooses for their home.

In order to be considered “ready” to purchase a home, the buyer must first ensure that site preparation has been completed, including having access to land, site clearing, a poured foundation or slab, and an installed driveway.

Once that preparation has been completed, buyers must make a 50% deposit upon initial purchase of the home. If the buyer is purchasing through Six Nations Housing, a pre-approval from Housing is required to initiate the purchase.

Our tiny homes are for purchase for the buyer to own 100%.

As of January 2024, prospective buyers can coordinate the purchase of a tiny home through prescribed payment terms agreed upon by Six Nations Housing and SNGRDC. A pre-approved loan letter from Housing can be used to initiate a purchase of a tiny home from SNGRDC.

No, the homes do not come with a lot. The homes are intended to be purchased by the buyer and placed on the buyer’s own land.

Tiny home buyers are solely responsible for site preparation, including but not limited to: access to land, site clearing, laying the foundation or slab, sewer/water/hydro hook-up, and an installed driveway.

Our focus in this early phase of the project is to provide safe, secure, and affordable housing for Six Nations band members. Non-band members are welcome to join our interest list to be considered for future purchases.

Six Nations Tiny Homes is a project under Six Nations of the Grand River Development Corporation. Our Tiny Homes team, including our designers and builders, are Six Nations community members.

We have a Sparrow 480 model available for viewing outside of Oneida Business Park (50 Generations Drive, Ohsweken, near the intersection of 4th Line and Highway 6). We ask that you please reach out to our Tiny Homes team to schedule a viewing of the interior.

The homes are not furnished, it is the buyer’s responsibility to purchase furniture for the home.
